Holiday at Paper Mill Glen - Erdenheim

04/22/20

Over the years I have had the pleasure of representing the sellers of several houses in the 1955 neighborhood dubbed by the developer as "Holiday at Paper Mill Glen". Today, I listed another one at 913 Harston Lane. The first owner of this particular home still had the marketing brochure from when he purchased his brand new home. Today that brochure lives in the archives at the Springfield Township Historical Society. I thought it would be fun to take a side-by-side look at the spec sheets and some photos of homes that I have sold to see what changes people have made over the years.

The current owners bought this home in pretty much original condition. The planter box was taken out of the entryway (a very common change in the neighborhood), the railings were changed and the wall that was originally open to the lower level family room was closed. An open kitchen was created with the removal of the wall and replaced with an island that opens to the dining area. The "oversized garage" was downsized to create a bonus room that is an office and a small exterior storage space is accessed from the garage door.  A lot of updating happened in this home but some of my favorite design elements remain including "expanse of glass, the mahogany wall, and the flagstone paving carry the exterior into the  foyer." It's bright and sunny with a great flow and yes, it is in an "established, gracious community".

This one still had the mahogany planter box, the full mahogany plank wall (although painted), and original railings.

914 Fraser Road - SOLD

In this picture of the family room, you can see the original louvered doors that open to the 21'x26' storage area (crawl space) shown on the floor plans.

900 Bent - SOLD

This photo shows how the sellers tastefully updated the original master bath.

In this photo, you can see that the entire garage was converted into additional living space with a sliding glass door to the driveway.

The architect Theodore Brandow was born in 1925 and was a 1949 graduate of the University of Pennsylvania. His goal for this project was the “happiness and completeness of family living” I think he nailed it.
